TWO WAYS TO WORK WITH US

The right approach
for your project.

Construction project management is our core specialty. For selected new builds and renovations, we can also discuss a turnkey arrangement. These are different ways of contracting, with different financial and contractual responsibilities.

01 / OUR CORE SERVICE

Construction Project Management

We coordinate and supervise the construction process as an independent project management service, acting in the client's interests while keeping decisions and expenditure transparent.

  • Open-book working estimate and cost tracking
  • Fixed monthly management fee agreed upfront
  • Subcontractors approved, appointed and paid by the client
  • No markups on subcontractor claims or basic materials procured at cost
  • Flexibility to make approved changes during construction
02 / AVAILABLE ON SELECTED PROJECTS

Turnkey Construction

For suitable projects and renovations, Quality Homes may offer a turnkey construction arrangement, subject to the project's nature, scope and requirements.

  • The scope and deliverables are defined for the project
  • Pricing and payment arrangements are agreed separately
  • Contractual responsibilities are set out in the turnkey agreement
  • Availability is assessed individually

Important: The open-book estimate, direct subcontractor payment system, no-upfront-construction-deposit approach and management-fee structure described below apply to our project management model, not automatically to turnkey construction.

FROM FIRST CONVERSATION TO HANDOVER

A clear process.
Every step of the way.

Here's how a typical project progresses under our construction project management model. Each project is tailored to its scope and the client's requirements.

01 / DISCOVER

Initial Consultation

We discuss your drawings, objectives, ideas, budget expectations and what matters most to you.

02 / PLAN

Construction Estimate

We prepare a transparent working budget based on the available information, including provisional sums and allowances where choices remain open.

03 / APPOINT

Subcontractor Selection

We recommend and coordinate suitable subcontractors. You approve and appoint them directly.

04 / BUILD

Construction & Supervision

Our team manages sequencing, daily coordination, progress and workmanship, with dedicated on-site supervision.

05 / CONTROL

Cost & Claim Management

We check subcontractor claims, track costs against the estimate and forward verified claims for your direct payment.

06 / COMPLETE

Completion & Handover

We coordinate practical completion, the consolidated snagging process and the relevant subcontractors' follow-up work.

THE QUALITY HOMES DIFFERENCE

More control.
More confidence.

Our approach combines professional construction oversight with transparency and the freedom for you to remain closely involved.

01 /

No upfront construction deposit to us

Under our project management arrangement, you don't hand Quality Homes a large construction deposit. You remain responsible for paying project costs as they arise.

02 /

No hidden markups

Subcontractor claims are forwarded without a management markup, while basic materials we purchase are reimbursed at supplier cost, including delivery or logistics charges.

03 /

Your savings remain yours

When actual costs fall below estimated allowances, the savings belong to you. If costs exceed allowances, the difference remains for the client's account.

04 /

Room for informed changes

As the build takes shape, you can discuss alternatives, upgrades or design adjustments, with variations costed and approved before proceeding.

05 /

Professional site oversight

We coordinate trades, monitor workmanship and progress, and work to identify and resolve problems early.

06 /

Experience beyond the plans

Jeanne and Anton's 40-plus years of combined experience, including work with international clients, bring practical ideas and fresh perspectives to your project.

FINANCIAL CLARITY

Know where
your money goes.

For managed projects, we work from an estimate, not a fixed-price construction quotation. That estimate provides a working budget with allowances for items not yet finalised. Actual construction costs can move above or below those amounts as selections, site conditions and the scope develop.

Our fixed monthly project management fee is agreed upfront based on the estimated project duration. Construction expenditure remains separate and is the client's responsibility. The fee does not make Quality Homes the funder of overruns or unexpected works.

Clear decisions and prompt payment of verified claims help keep work progressing. Changes that extend the construction period may also require additional management time and fees as agreed.

01
Direct subcontractor paymentsWe check claims and forward them for you to pay the appointed subcontractors directly.
02
Materials at costWhere we purchase basic building materials such as bricks, sand or cement for efficiency, we provide the supplier invoices and recover the actual invoiced cost.
03
Approved variationsRequested changes are costed, presented for written approval and tracked separately before affected works proceed.
GOOD QUESTIONS. CLEAR ANSWERS.

Understanding
the details.

These answers describe our construction project management model. Individual project agreements set out the exact terms for your build.

Is a construction estimate a fixed quote?

No. Our managed projects use a transparent working estimate, which may include provisional cost items and allowances. Final costs can change as selections, project conditions and approved work evolve. Savings against allowances remain with the client, and any shortfalls are also for the client's account.

Who chooses, appoints and pays subcontractors?

Quality Homes recommends and coordinates experienced subcontractors. The client approves and appoints each subcontractor, while we verify their claims before forwarding them to the client for direct payment. The subcontractors remain responsible for their own work and trade guarantees.

Do I pay Quality Homes a construction deposit?

No upfront construction deposit is required by Quality Homes under our project management model. Instead, our agreed management fee is charged according to the project agreement, while you fund materials and pay subcontractor claims directly as they become due. Suppliers or subcontractors may have their own payment requirements.

Can I change things during construction?

Yes. We identify the trades affected, arrange costing and present the proposed variation for written approval. Variation costs and the required payment confirmation must be dealt with before affected work proceeds. Changes may also affect the programme and management fees if additional time is needed.

Who buys the finishes and materials?

Clients typically buy chosen finishes and provisional cost items, such as tiles, sanitary ware, lighting and cupboards, directly from suppliers. For practical site efficiency, Quality Homes may purchase certain basic building materials, including bricks, sand and cement, and recover the documented supplier cost, including applicable delivery charges.

What about insurance and guarantees?

We strongly recommend Builders All Risk insurance before the project begins. For applicable new residential homes enrolled with the NHBRC, our information pack describes Quality Homes' statutory structural responsibility for the specified wet works, including foundations, concrete structure and brickwork. Specialist trades, including roofing, waterproofing, plumbing and electrical work, retain their own workmanship and product responsibilities. The project agreement and applicable legal requirements govern the precise cover.

What happens when the project is complete?

At practical completion, our process provides 10 working days for the client to compile one consolidated snag list. We then coordinate the relevant subcontractors to address listed items, targeting the following 10 working days, subject to availability and material lead times. Once those agreed items are addressed, our project management services conclude; trade guarantees remain with the relevant subcontractors.

LET'S BUILD WITH CONFIDENCE

Build with knowledge.

Every successful construction project begins with understanding. At Quality Homes, we believe informed clients make better decisions — and better decisions lead to better building experiences.
